Can you give a breakdown of the different costs if I sell my property with an Estate Agent?

When selling a property, there are several different expenses to consider before you can calculate how much you will earn.

An Energy Performance Certificate is required when selling, this will provide information about the energy costs and energy use including the energy efficiency of the property you are selling. This certificate is valid for 10 years; the Marble Property Group offers you convenience by handling this certificate for you at a reasonable price.

It is also a must to pay fees to the estate agent handling the marketing and sales of your property. The Marble Property Group charges a minimum of 1% plus VAT for every property on a Sole Agency and 1.5% plus VAT for properties on a Multiple Agency. The primary role of an estate agent is to serve as the vendor and sell your property for the best price the market can offer.

You also need to choose a legal conveyancer or solicitor that will soon be in-charge of every legal aspect while selling your property. The cost possibly depends on the value of the property you are selling, but it is usually considered low compared to the fees when buying a property.

When you are moving from another house you need to also calculate your moving costs, it’s also possible that the cost might depend on the distance of where you are moving to.
