The responsibilities and obligations of the tenant should always be included in a tenancy agreement.

- Not to use the property for business purposes, cause nuisance to the neighbours, or carry out any unlawful activities
- Fully-furnished properties may also comprise a requirement to not bring any extra furniture into the property
- Report any damages to the landlord or letting agent, so as to ensure that there will be no further damage. A tenant may also be accountable for any damage caused through such disregard and negligence.
